This is the State Government site for information about South Australia's planning and development system and associated services, including the building rules.

 Planning Reforms 2008

 

The State Government is embarking on the broadest range of planning reforms seen in South Australia in decades. The Reforms will mean faster assessments and approvals for the full range of residential home building matters, from minor improvements through to major extensions and even new dwellings, and see the creation of a new 30-year Plan for Adelaide to guide the city's future growth and development. What else will you find on the Planning SA site? 

On this site you will find an Overview of how SA's land use planning and development system works, plus detail on the various parts that make up the system. Those parts include:

  • the planning and development laws (Development Act and Development Regulations)
  • the Planning Strategy for South Australia, which provides direction from the State Government on land use and development issues over the medium term (a period of 10-15 years). There are various volumes of the Planning Strategy covering different geographic regions of the state
  • local area Development Plans which contain the detailed zones, maps and written rules which guide what can be done in the future with any piece of land in the Plan area. Each of South Australia's 68 councils has a Development Plan
  • processes for changing zoning and zone policies - Amending Development Plans (DPAs)
  • processes for making Development Applications and their assessment, including land division applications, building applications and Major Development Proposals assessment
  • Building rules requirements, including the Building Code of Australia and the South Australian Housing Code, and
  • a range of Research Data on land availability and use, population, housing and other areas important to urban and regional planning systems.

 

Land division applications a big hit online

Today, 98 percent of surveyors in South Australia lodge land division applications for their clients online; four years ago such an application had to be made over the counter, in business hours – and it still has to be done that way in most other States.
